Understanding What A Bank REO Property Is

Have you ever wondered why and how a property is called a bank reo property? REO actually stands for real-estate-owned and is used to designate properties that have reverted to the banks or lenders ownership. A borrower could have defaulted on his loan, causing a foreclosure action to be filed against him by the bank.

Usually, a notice is given to the defaulting borrower so he could have ample time to make current his account. However, if he fails to pay within the specified period, then the property will be the sold by the bank at a foreclosure auction.

Financial Opportunities

In the real estate market, a bank reo property is regarded as one of the safest investments that a buyer can have. This is because the bank typically takes care of all the liens, debts and obligations attached to the property before it turns it over to the new owner. But before a property becomes a bank reo property, it goes through an auction.

An auction is a public sale where foreclosure properties are sold to interested buyers. The goal is to recover money owed on the property. But not every property offered in an auction is actually sold. Those which fail to get any successful bid revert to the lenders ownership as an REO property.

But since a bank is not really engaged in the business of selling real estate, it has an REO department which takes care of their bank owned properties. It is common notion in the industry that banks always aim for a quick sale in order to reduce the number of non-performing assets in their inventory.

A large inventory of property is actually undesirable for a bank. This is because a huge number of properties in their yard can only cost them money in terms of their maintenance, taxes and repairs. Selling them would literally transfer these obligations to the new owner, thus, the desire for a quick sale.

This is the main reason why many investors prefer a bank reo property over any other property in the foreclosure market. They know that they can negotiate for its price, and even some repairs on the property. If you can master the art of negotiating for a bank owned property, then you can get a good bargain for yourself.

The Lowdown on the Orchard Bank Secured Credit Card

When your credit history is proving to be a hindrance to your financial well-being, perhaps it is time for you to get a secured credit card. One of the cards worth your consideration would be the Orchard Bank MasterCard secured card issued by the HSBC Bank of Nevada.

This card targets customers with poor or limited credit ratings, and aids them towards improving their credit histories. A secured credit card works by requiring the card holder to deposit cash into their credit card account prior to utilization. This way, this credit card prevents its card owners from incurring more debt whilst helping them re-establish their credit history.

An additional advantage unique to this card is that the deposits in the account are paid interests by the bank. In the effort to establish a healthy credit rating, customers must bear in mind that late payments must be avoided, and they have to be aware of the current annual percentage rate for the card as the APR of the Orchard Bank Secured Credit card is based on a variable rate. Although, the regular rate now stands at 15.90%, the actual rate is dependent on the Prime Rate. APRs for cash advances are higher than most cards at 23.40%, with a minimum rate of 19.99%.

Interestingly enough, the annual fees for the Orchard Bank Secured Credit Card is lower than other most unsecured credit cards. Balances above $1000 will only incur fees of $35 whilst card holders who have charged more than their credit limits will only be charged only $29. Also, there are periodic reviews of the credit limit for each account, so regular payments will enable the card holder to obtain higher credit limits and at the same time improving their credit history.

Finally, the Orchard Bank secured credit card also offers a lot of perks not evident in other competing credit cards. These would include Internet services, emergency replacements for stolen cards as well as numerous protection services against fraud and identity theft.

Distinction between foreclosures and bank owned properties.

There are lots of terms in the real estate world. Some of the terms are often confused with one another and it becomes difficult for the common people to distinguish one term from the other. Foreclosures, bank owned properties, short sales etc are some of those terms which need to be cleared for the common public. There is a confusion regarding bank owned properties and foreclosures. Some people think they are the same, but in reality there is a difference between them. A major distinction among them is the way in which these properties are sold.

Individuals who take loan of a certain amount of money and keep their homes as mortgages are subject to this type of real estate terms. Whenever an individual is unable to pay their loan, the lenders take up the property of the borrower and foreclose it. An auction is held for people to bid and win that property. If any person buys the property then it gets sold to him/her. If nobody buys that property then the mortgage ceases and the property becomes a bank owned property.

In case of negotiations, bank owned properties are always on the lookout for selling the properties in the same condition as they were from the time of auction. In case of foreclosures this is not the case. Thus while buying a bank owned property it is essential to keep a watch on the price as well as to get the repair work within the said price. In case of bidding for the foreclosures, a minimum bid which covers all the interest, principal amount as well as the extra expenses is to be made by the bidder. The bidder with the highest amount gets to buy the property.

When the question of legal matters arises, it is essential to get the property checked thoroughly by experienced real estate attorney. The role of the attorney is to check the documents related to the foreclosure. Bank owned properties are targeted to be sold quickly as the banks are already over laden with inventory. Generally purchases of foreclosures are more risky than the bank owned properties. In case of bank owned properties the buyer gets to sign an agreement and have eventualities but in case of foreclosures, there are no such eventualities. Foreclosure sales are more fruitful for investors rather than home buyers. Thus in case of buyers, it is better to get all the information before getting into the bidding.

Icici Bank Sells Terminals Of Card Payment

ICICI Bank has concluded the sale of its network of electronic point of sales (PoS) terminals that accept Credit Card and Debit Card payments to First Data Corporation (FDC). The bank has hived off its network of over 1.5 lakh electronic swipe machines to a separate company ICICI Merchant Services. First Data has bought an 81% stake in the company which has been valued at a little over $90 million.

When contacted, ICICI Bank refused to comment on the transaction. The bank has, however, communicated to merchants having ICICI Bank terminals that the PoS network has been transferred to ICICI Merchant Services. First Data, along with partner banks, is keen to proliferate payment transactions not just at top retailers but also through small cities or towns in India, said Amrish Rau, country manager, First Data Corporation.

Referring to the transaction with ICICI Bank, Mr Rau said an announcement would be made in due course. Mr Rau, who represents First Data in the country, is likely to head the new payments company. First Data is a US-based company that has been created after banks farmed out their back office processing systems into a separate company. FDC is presently owned by private equity giant KKR.

The Reserve Bank of India has already given clearance for the deal. According to banking sources, the deal value has gone up after RBI said that merchant establishments, including grocery stores and supermarkets, could swipe customer cards and offer them cash.

In addition to unlocking value, ICICI Bank expects that the specialised company will bring down transactions costs and also grow the payment network more efficiently. This is the first time that an Indian bank has hived off its PoS terminal network.

So far it has been foreign banks that have outsourced these functions but their network is of much smaller scale.

ICICI Merchant Services will earn a fee every time a credit cards or debit cards transaction is processed through the point of sale network. The fee is usually borne by the merchant and a large part of it goes to the card issuing bank. This is in lieu of the credit that the issuing bank extends to the cardholder until the end of the billing cycle. A smaller part of the commission goes to the bank owning the PoS terminal (acquiring bank) and smaller portion to the payment company Mastercard or Visa.

Incidentally, State Bank of India has for some time expressed its intention to set up a network of half a million point of sales terminals. To build this network the bank had earlier sought partners. However, the project was shelved as the bank decided to take a more holistic approach of its payments business.

Top Banks In Egypt

Egypt’s transformation into one of the emerging economic powerhouses of the twenty-first century has been powered by a combination of smart, reformist economic policies and the hard work and innovation of the private sector. To business leaders here, success is about more than just profits.

Egypt needs to create over 700,000 new jobs every single year, which will require average economic growth of 7% per annum,” says Hassan Abdalla, vice chairman and managing director of Arab African International Bank (AAIB), one of the nation’s leading private-sector financial institutions.

iven the depth of the Egyptian market, he stresses the need to broaden the financial system beyond banking to include other forms of financing such as private equity funds, consumer finance companies, especially mortgage finance, leasing and venture capital. Empowering SMEs is another crucial area for invigorating the financial system. To a considerable extent, these developments are in the process, but they need to have the proper regulations to have them work effectively. This is perceived as increasingly the role to be played by the private sector and NGOs with the government role tilting towards becoming the regulator.

Arab African International Bank is well-equipped to lead change in the Egyptian financial market. Abdalla is the CEO who leveraged the bank to become a forerunner in the Egyptian market in a record time. A visionary banker with a piercing insight partly attributed to his long experience in international financial markets in Europe and the U.S, a deep feel of the potentials of the local market and the inherent competitiveness of AAIB. “It is our deep knowledge of the market, our ability to move fast, our ability to face less risk in innovative ways, and to serve our clients with deep understanding of their needs”, he says.

Established as the first private sector bank in Egypt in 1964, AAIB has placed itself at the centre of an exciting emerging economy through a long, successful history that has combined innovation and trusted partnerships with its customers – from individual account holders to industrial conglomerates. AAIB has posted the industry’s top growth figures for five years running as the Egyptian economy liberalizes and expands. From being the first bank to introduce a foreign currency trading desk in the 1960s to the introduction of credit cards in the 1980s and smart cards in 2003, AAIB has always ensured that its clients enjoy innovative services from a trusted local partner. The bank’s status as the leading private-sector player in Egypt has been affirmed by awards from international observers including Euromoney (“Best Bank in Egypt” for 2007) and the Financial Times, whose banking publication The Banker named AAIB Egypt’s “Bank of the Year” in 2006. International ratings agency Moody’s, in recognizing the bank’s solid prospects moving forward, upgraded its credit rating for the bank in 2006, moving it from an “A” with a positive outlook to “A+” with a stable outlook.

Beware of Make Money at Home Scams

Almost everyone is looking for ways that they can earn extra money. Who couldn’t use some additional cash? Many individuals are turning to the internet as a way to make that money and, unfortunately, many end up losing money instead.

The internet can and is a great way to make money, but you have to be careful. People are quickly discovering that while you can make money on the internet, there are thousands and thousands of online scams. Therefore, if you plan to look at any opportunity, you should keep a number of things in mind.

If a company is asking you to give them money, but are unwilling to explain in detail exactly what they are selling, and how it works, beware. Many companies online are not even based in the US or in North America, for that matter. They may take your money and send you nothing. Sadly, because these firms are not even on the same continent, you will have no recourses to get your money back.

Check into any company carefully. There are many new companies online that are legitimate, but many are “fly by night” operations. Once they have reached a certain number of people they simply close down, and you will never be able to locate them again.

Moreover, chances are they will re-open their swindle using a different company name and a different site.

When looking into a company check to find out how you can contact them. Do they have a phone number? Call the number and see if it works. Find out if they have a mailing address as most legit companies will have an actual address.

Another safeguard that you might want to do is to go to different online forums and see if you can discover any complaints against the organization. You should even contact the Better Business Bureau and see if the company you want to learn about has any feedback of a positive or negative nature.

Additionally, you should also try to use a PayPal type service or similar mediator. That way if there is any kind of problem you will have some kind of recourse to getting your money back. However, never give out your credit card information to an online company that you have not thoroughly investigated. There is a chance that if you do, you might get burned.

Finally, beware of the pyramid scam. Although this kind of business is illegal, they are cropping up all over the internet. You can usually detect a pyramid scheme by the fact that the company never really explains what it is that they actually do. They talk about sales, but they do not tell you what it is that they are selling.

With any kind of online business or offer, you have to be cautious. If it sounds too good, or if you are harboring any doubts, do more investigating. Foremost, be safe and beware.
